Most property owners don't know what poor workmanship looks like until something fails. After years on the job, we recognize it immediately โ€” and fix it correctly the second time.

Drywall & Fasteningโš ๏ธ Dangerous

70 Lbs. Held by 1/4" of Thread

We found 5/8" drywall on a garage ceiling fastened with only a quarter inch of thread. Imagine if you built a treehouse and only drove the screw 17% deep โ€” pretty dicey. Seventy pounds of drywall, nine feet up, over a car. We were genuinely surprised it hadn't fallen already.

Tile & Flooringโšก Annoying

Cracked Floor Tile Is Not Normal Wear

Cracked tile almost always means inadequate mortar coverage during installation. Tile is extremely durable when set correctly โ€” cracks mean the installer skipped proper prep or didn't know what coverage requirements mean. It will keep spreading. It's a workmanship failure, not aging.

Attic Stairs Held Up by Brad Nails

Attic stair assemblies should be fastened with 5/16" lag screws โ€” roughly the strength of a padlock shackle. We found them held in place with brad nails โ€” about the thickness of a large paper clip โ€” which are only meant for decorative moulding work, not load-bearing hardware. The homeowner was completely unaware of this safety hazard. They assumed it was done right.

Severed Joists โ€” More Common Than You'd Think

A joist cut to run a wire or pipe and never reinforced is a compromised floor or ceiling system. We see this all too often in attics. Either the work was done by someone completely unaware of the consequences, or completely negligent in fixing it. Multiple people failed to catch this โ€” including whoever supervised the job.

HVAC & Ventilationโšก Annoying

Bathroom Fan Blocked at the Joist

Bathroom exhaust ductwork was butted right up against a joist โ€” near complete blockade of airflow from the fan. Needless to say, this was the culprit behind excessive bathroom moisture. We found the proper ductwork kit sitting in the attic. Unopened.

Electricalโš ๏ธ Dangerous

Studs Notched for Wiring โ€” By an Electrician

Notching studs on the edge rather than the center to route electrical cable is not to code โ€” nails or screws used to fasten drywall can pierce the wiring. We've seen this done not by a DIYer, but by a licensed electrician. A license means someone passed a test. It doesn't guarantee they will comply with the regulations.

Simple jobs get a flat price.
Complex jobs get a bounded range.

Common, well-defined jobs โ€” outlet replacement, switch swap, faucet replacement, basic hardware โ€” get a flat price upfront so you know exactly what you're paying. For jobs with more variables, we give you a range with a defined maximum and a clear explanation of what would push it there. You always know your ceiling before we start.
